I have to talk to the Big Dog

I didn’t sleep well again. I have to make a decision on this house in the next 3 days!

Both the first neighbor and the Public Works engineer said that I needed to talk to the neighbor who owns 10 of the 30 acres.

I tried to visit him yesterday but got tired of waiting for him to come home. So, tonight, I picked my wife up from Costco and we paid him a visit.

Both he and his wife were very approachable. He immediately invited us in as if he was expecting us.

It turns out that he was expecting us! Neighbor #1 had told him of our visit with him on Sunday!

Ah, yes! To quote Celine Dion, “it’s all coming back to me now.” Small towns…neighbors that actually talk to each other…

Anyway, he was only to willing to tell us the WHOLE story! Complete with blueprints, plot plans of the development immediately to the east of him, etc., etc.

The bottom line…this isn’t the place for us.

Problem #1-The house on the corner is owned by an investment company. Neighbor #1 is actually hoping that the investment company won’t find out about the developer’s interest until he actually makes an offer on the property! How likely is that? Answer: NOT VERY!

Problem #2-The $100K per acre figure that has been thrown around is if the property is developed commercially. How likely is that? Answer: NOT VERY!

Problem #3-The price for an acre of residential property is $50K. 2.5 x $50,000 = $125,000. That would mean that I would lose over $100,000 if I sold the property! I might not be the sharpest tool in the shed but that don’t sound like a good deal to me!

Problem #4-The two main streets will be torn up for years and then, when they are completed, I would be living on something equivalent to a NASCAR track!

Problem #5-2.5 acres is a lot of grass to mow every week!

Problem #6-I don’t even like the house!

STRIKE THREE! YOU’RE OUT!!!

Expanding the search

Since my father in law is willing to be our lender, we decided to call a Realtor to help us find our new house. After my visit to City Hall, I am leaning toward saying “No” to the 2.5 acre property.

I told her that we are looking for a Foreclosure or a Short Sale. We want a “steal of a deal”.

We’ll see what happens.

Just like Roger Bannister

A little piece of sports history this morning…

On July 1st, 1945, Gunder Hägg of Sweden set the record for a one mile run. On that day he ran the mile in 4::01.3. He held the record for the next NINE YEARS until Roger Bannister of England became the first man in history to run the distance in less than 4 minutes. (3:59.4) Bannister’s record run stood for SIX WEEKS!

I feel a little like that.

On my last run, I FINALLY ran at an 8:00 mile pace. (That sound’s so pitiful!)

Well, this morning I beat Monday’s time by 17 seconds!

And, to top it all off, I am actually starting to feel like I am…

RUNNING!

…as opposed to jogging.

Off to City Hall

I couldn’t sleep last night. My mind just kept evaluating and re-evaluating whether 2.5 acre house is the one for us.

I decided to go to City Hall to ascertain (right click and look it up!) the feasability (see previous parenthetical comment!) of this property being developed commercially. That was a good decision!

One of the the city’s planners informed me that the entire area around the house is zoned “ultra low density residential” or one house per acre in the city’s Master Plan. It will be quite a fight to get that changed. Even if the fight is successful, it isn’t going to happen in the next few years. Strike one!

Then, I spoke with a young engineer from Public Works. The street that the house sits on is going to change from a two lane country road to a 4 lane throughway with a median. The project is planned to start in 2013. Strike two!

No rush…

I e-mailed the owner of the house to find out their bottom line price. She gave it to me and said that she would need an answer by this Friday!

It turns out that they are going to hire a property manager at the end of September to rent the house out if it doesn’t sell.

I really like the thought of buying a property and selling it at a good profit in a few years. There is only one problem with buying a house right now…

I don’t have a job…

therefore, we cannot qualify for a loan…

so I called my father-in-law to tell him about the property and it’s possibilities. He was excited about it! Enough to loan us the money and take monthly payments!

This think might actually happen!

Ladies and gentlemen, a new record!

I continued my quest to get in shape this morning and went on my morning run. Now, if you have followed my quest, you will appreciate what I am about to say.

I RAN MY BEST TIME OF THE YEAR! I actually ran at an 8 minute mile pace!

I know that is not some national speed record, but it is a breakthrough for me!

Could you say that again?

After church, I decided to visit the neighbor of the house we are considering.

The house is far from our “dream home.” It would need to be completely updated and the back deck needs more than a little repair.

However, the house sits on 2.5 lovely acres.

The last time I spoke with the neighbor, he said that a developer was interested in buying the 30 acres adjacent to the house. If there is a possibility that we could turn a profit by living in the house for a few years, then this might be a great opportunity.

The neighbor again confirmed this and added that both residential and commercial developers were looking at it. If the land is sold to a commercial developer, I am told that the land value would double!

Hmmm, very interesting!

Ahhh, my familiar role

Frequently as a father, I find that it is my role to be the bad guy. The latest example happened today…

My son has been working very diligently at his school these past two weeks. One of his classes is an AP Calculus with a very demanding teacher. He took a test this week that would determine if he could stay in the class and did very well!

Anyway, he only had a “little” homework that “had to be done” this weekend. However, I told him that I wanted him to get ahead. All day long, he avoided the work.

So, as a parent, do I say “You worked really hard this week. Take the weekend off”…or do I press him to actually get ahead?

I think that this is where we parents of teens make our big mistake.  I mean, who wants to fight with their children? Who actually likes conflict? Who doesn’t want to feel loved and appreciated?

Too often, we choose to enjoy momentary relational harmony with our children rather than enduring the conflict of pressing what we know will benefit them in the long run. Today, I chose to push him to get ahead. And that did not make me to popular.

He is just looking at his distaste for doing school work that he doesn’t “have” to do. However, I am looking at the happiness that will result from doing well in his classes. I am looking at the fact that he was getting worn out with the late nights and the early mornings. He couldn’t wake up on Friday! With wrestling season coming up and starting a new job as a waiter, he has to get and stay ahead! For his health!

It is my responsibility to guide him, guard him and govern him. If he appreciates that in the process, great! If he doesn’t, I am still responsable.

So, tonight I forced the issue. As I said, I am not to popular with him right now. But, I think his perspective will change a few days from now

But for now, I am Dad, the bad guy!

Chasin’ tornadoes

The celebration that I am now officially one year older continued today. My wife and two youngest children took me out to dinner to celebrate my birthday at Jack Stack Barbecue.

In the semi-finals of the NCAA basketball tournament, the governor of Kansas made a friendly bet with the governor of North Carolina when the two schools met in the Final Four. The governor of Kansas offered a meal from Jack Stack’s.

Their food is too good! All of that great tasting meat conflicts with my goal of staying lean and light!

The restaurant is only 4 miles from our apartment. As we pulled out of the restaurant after the meal, I turned on the radio to find out the latest on Hurricane Ike. No local station was covering it because we were once again having…

tornado warnings! In fact, evidently, while we were eating, a small one touched momentarily down one mile from us. In fact, we drove right through the area on the way there!

We could hear the tornado warning sirens all the way to my daughter’s Bible study.

My son kept remarking how cool this is. I must say that there is a pretty strong temptation to go out and find our first tornado. But then I think, what if I find it and it turns my way???

Still, the clouds and the wind and the rain are pretty exciting!
